County to Purchase Ken-Caryl Ranch Property
Move for South Precinct and DMV Planned
During a meeting of the Jefferson County Board of Commissioners on June 8, 2010, the Commissioners approved Resolution CC10-229, allowing staff to move forward with the purchase of a building in the Ken-Caryl Ranch Office Park located at 11139 Bradford Road. The building would provide space for the South Precinct of the Jefferson County Sheriff’s Office, currently located at 8101 Shaffer Parkway in the Ken-Caryl Business Center and the Division of Motor Vehicles (DMV) offices currently located in a retail complex at the intersection of Bowles Avenue and Kipling Parkway.
According to Jefferson County Director of Facilities and Construction Management
Dan Brindle, several years ago, a Citizen Review Panel recommended that the county establish “hubs” or centers for county operations, in which multiple departments would operate in the same county-owned facility. Currently, both the South Precinct and DMV occupy leased space in separate locations.
When asked why this building was chosen, Brindle said it entailed a combination of factors, including the fact the 33,000 square foot building has never been occupied and is therefore unfinished inside allowing the county to set up offices without the added cost of remodeling existing space. This, he says, makes the option less expensive and means the county can move more quickly once the purchase is finalized. The county anticipates spending an estimated $2.5 million to finish the inside and build a parking lot with a parking deck.
At this time, the project is in a 90-day due diligence stage and Brindle says the purchase for $3,981,640 will be funded by certificates of participation, which the county approved last year.
