Job Title: Community Administrator II
Reports To: General Manager
Starting Pay Range: $60,000 – $70,000 annually
Employment Classification: Regular Full-Time, Non-Exempt

Strives to maintain a harmonious and desirable community by overseeing enforcement of covenants process, assist with task forces as assigned, supporting community events, supporting the General Manager in the day-to-day operations of the business, maintain and manage KCRMA brand standards, and performing various administrative duties for the Ken-Caryl Ranch Master Association.

Covenant Enforcement:

  • Inspects the community for covenant violations and administers violations through the violation process using Smartwebs software.
  • Responds to complaints of alleged violations by investigating and initiating corrective action.
  • Directs the curing of any violation by on-site inspection, email, telephone call, or letter, stating nature of violation and suggestions for cure. If no solution is achieved after following the violation process, initiates the Notice of Hearing by the Covenant Control Committee.
  • Responds to incoming phone calls and voice mails regarding covenants.
  • Coordinates all aspects of Covenant Control Committee meetings.
  • Maintains files, inputs data, and performs follow up on all alleged violations and complaints.

Other Tasks:

  • Assists the General Manager with various administrative tasks necessary to run the organization. These may include, but are not limited to, responding to resident feedback, coordinating trash/recycling concerns with our contractor, and researching topics as needed.
  • Maintain and update trail maps so they remain current.
  • Generate, design, refresh and maintain KCRMA graphics as directed.
  • Produce, refresh, and manage brochures highlighting Points of Interest for community residents.
  • Procure signs, maps, banners, and other related materials.
  • Assists the General Manager in Board of Directors meetings as necessary.
  • Serves as back-up to the Finance Manager for some financial tasks and homeowner account questions using Village Management Software.
  • Assures compliance with documents and recommends updates.
  • Writes regular articles for publication in Life at Ken-Caryl, educating members of the Association regarding community rules and regulations.
  • Assists with Barn BrewHa community event, and other special events or meetings as needed.
  • Serves as backup for Architectural review when needed.
  • Performs miscellaneous tasks as assigned and directed.

  • Previous experience in homeowner association positions, preferably with experience in covenant and/or architectural matters.
  • Proficiency in interpersonal communication is essential, encompassing the capability to handle challenging situations with diplomacy and tactfulness.
  • Exceptional written and verbal communication abilities along with robust relationship-building skills are necessary.
  • Detail oriented with strong organizational skills, capable of prioritizing and managing multiple tasks efficiently in a dynamic work setting.
  • Basic computer skills including use of MS Office (Word, Excel and Outlook), with a willingness to learn new software programs.
  • Successfully engage with both the public and colleagues in a constructive and supportive manner.
  • Adaptability, readiness, and capacity to navigate through demanding circumstances.
  • Must possess the capability to collaborate effectively with individuals of diverse backgrounds and personalities.
  • Consistently uphold regular attendance.
  • Must have a current, valid Colorado Driver’s License. Applicants should be prepared to use their personal vehicles for work-related purposes, with mileage expenses reimbursed. Additionally, a clean Motor Vehicle Record and proof of insurance are required.

Physical Demands and Work Environment:


OFFICE ENVIRONMENT: This position requires work in a variety of locations and conditions, including but not limited to Association’s multiple department locations, and other similar inside and outside work areas. A substantial portion of this position will involve sedentary, administrative work in an office environment.

Moderate physical activity is required, including the ability to lift items in excess of 50 pounds occasionally and up to 20 pounds frequently. This position requires standing, walking, stooping/bending, lifting and repetitive motion. Work is performed in all weather conditions.
