Joint Study Session May 7 Meeting Summary
On May 7, the Ken-Caryl Ranch Master Association and Metropolitan District Boards held a Joint Study Session and discussed the following items:
- The Boards discussed the plans for the Ranch House pool replacement project. The Master Association will sign a contract with AD Miller for construction management of the project. Removal of the current pool will begin in early August 2019, and pool construction will take place over the winter and spring of 2019-20. A skimmer system versus a gutter system will be used. Staff is looking at options for spray features to be added later when funding is available. In the 2020 budget discussions, the Boards will look at budgeting for more enhancements to the pool. The new pool is planned to open Memorial Day weekend 2020. The project is budgeted at $3.6 million, of which $2.25 million will come from Plains Metro District lawsuit settlement funds designated for pools. The remainder of the funding will come from Master Association Reserves and Operations.
- Resident Cathy Packard expressed her concerns with the Ranch House Pool zero-entry area and shade.
- Chris Pacetti said the Boards need to approve the Ranch House Pool agreement between the two Boards. The Boards will review and vote on the agreement at their respective meetings in May.
- Members of the Joint Study Workgroup gave an overview of the group’s meetings. The workgroup is made up of a couple members of each board plus Chris Pacetti. They have met weekly to look into potential cost savings and realignment of responsibilities between the Master Association and Metropolitan District. The Boards want to move forward with hiring a manager for each entity but will continue to explore options to realign responsibilities.
